Notice: The laws change from State to State however in some states, the defaulted tenant has the legal right to cure the account thus canceling the auction up until the cash payment is received from the winning bidder.
Additional Terms: Winning bidder must contact Ray by phone (606)792-7677 within 72hrs of auction close (Call/Text/Leave Voicemail). We will set up a time to meet and gain access to the unit (within 7 days of auction end). Buyer will then have 24-48hrs (depending on size of the unit) to empty the unit, must be 100% empty to get deposit back. Business hours Mon-Fri: 10am - 4:30pm. Sat 10am - 3pm. Gate hours Open 8am - 8pm daily. If no contact is made within 72hrs or if buyer does not show up to claim unit within 7 days, the unit along with the bid and cleanout deposit will be forfeited and become property of SMI RENTALS LLC. NO REFUND WILL BE GIVEN. If the unit is not 100% EMPTY within the time frame the cleanout deposit WILL NOT be refunded.
