Additional Terms: ONLINE STORAGE UNIT AUCTION TERMS AND CONDITIONS Jordan Brothers, LLC By participating in this online auction, each bidder agrees to the following Terms and Conditions. Submission of a bid constitutes acceptance of all terms stated herein. AS-IS SALE All storage units and contents are sold ???AS IS,??? ???WHERE IS,??? and ???WITH ALL FAULTS.??? Jordan Brothers, LLC makes no representations or warranties regarding the quantity, quality, condition, value, ownership, merchantability, fitness for a particular purpose, or legality of any items contained within a unit. The purchaser assumes all risks associated with the purchase. PAYMENT TERMS Payment in full must be received within twenty-four (24) hours of the auction closing. Accepted forms of payment include: ??? Money Order ??? ACH Transfer ??? Credit Card ??? Debit Card Failure to make payment within 24 hours may result in cancellation of the sale, forfeiture of bidding privileges, and resale of the unit. CLEAN-OUT REQUIREMENTS The purchaser must completely remove all contents from the unit within seventy-two (72) hours of payment and purchase. The unit must be left in broom-clean condition with all contents, trash, debris, and unwanted items removed from the premises. No items may be abandoned on the property. ACCESS TO UNIT After payment has been received, the purchaser must contact the Facility Manager at jordanbrothers2llc@gmail.com to schedule a time for removal of the facility???s overlock or master lock. The purchaser may not enter the unit until authorized by management. Once access is granted and the manager removes the facility lock, the purchaser is responsible for providing and installing their own lock on the unit during the clean-out period. Jordan Brothers, LLC is not responsible for lost, stolen, or damaged property after access has been granted. CLEANING DEPOSIT A refundable cleaning deposit of Fifty Dollars ($50.00) is required. The $50.00 deposit will be refunded after management verifies that: ??? All contents have been removed; ??? The unit is empty; ??? The unit is left in broom-clean condition; and ??? No damage has been caused to the unit or facility. If the purchaser fails to properly clean the unit, the deposit may be retained and applied toward cleanup, disposal, or repair costs. FAILURE TO CLEAN OUT UNIT If all contents are not removed within seventy-two (72) hours, the purchaser shall become responsible for rent on the unit at the facility???s current rental rate and any additional fees permitted by law. Jordan Brothers, LLC reserves the right to deny access, charge additional fees, dispose of remaining property, or pursue any remedies available under Mississippi law. LIABILITY Purchasers enter the facility and remove property at their own risk. Jordan Brothers, LLC, its owners, managers, employees, and agents shall not be liable for any injury, loss, damage, theft, accident, or claim arising from participation in the auction, access to the facility, or removal of purchased contents. PROHIBITED ITEMS Any hazardous materials, illegal items, firearms prohibited by law, explosives, chemicals, or other regulated materials discovered within a unit must be reported immediately to management and appropriate authorities when required by law. RIGHT TO CANCEL Jordan Brothers, LLC reserves the right to cancel, postpone, reject bids, remove units from auction, or void any sale if necessary to comply with Mississippi law or facility policies. AGREEMENT TO TERMS By placing a bid, the bidder acknowledges that they have read, understood, and agree to be bound by these Terms and Conditions.
